Booking & Availability

Check-in begins at 3PM (flexible end time). Check-out is at 10AM. You will receive a key code that gives you access to the home the day of check-in.

Early check-in and late check-out may be available depending on surrounding reservations. Please reach out to us in advance and we will do our best to accommodate your schedule.

Full Refund for Cancellations Made 45 Days Before Check-In: The Renter will receive a full refund if the cancellation is made 45 days or more before the check-in date. Partial Refund for Cancellations Made 30-45 Days Before Check-In: If the cancellation is made between 30 days and 45 days before the check-in date, the Renter will receive a 50% refund of the total rental fee. No Refund for Cancellations Made Less Than 30 Days Before Check-In: Cancellations made less than 30 days before the check-in date will not be eligible for any refund.

A reservation deposit of $300 is required to secure your booking. Full payment is due 45 days before check-in. A refundable security deposit of $300 is collected Collected 7 days before check-in and released 2 days after checkout.

Minimum stay requirements vary by season. Summer weeks (Saturday–Saturday) typically require a full 7-night stay. Shorter stays may be available in the shoulder and off-season. Please check availability for your dates.

Serving Sand West comfortably accommodates up to 8 guests across 3 bedrooms and 2.5 bathrooms. The minimum booking age is 25 years old.

The Property

Sea Colony does not allow renters to bring pets.

This is a strictly non-smoking property, both indoors and on all decks and outdoor areas. Thank you for respecting this policy.

Events and parties are not permitted. We ask all guests to be respectful of neighbors, especially during quiet hours (10PM–8AM), in keeping with Sea Colony community standards.

Yes, there are stairs so you may want to consider bringing a gate.

Parking is available on-site within the Sea Colony community. Please refer to your welcome guide for parking pass details and any community-specific rules.

Yes, high-speed Wi-Fi is included. The home was fully renovated in 2024 and features a 58" Roku TV in the family room, two 55" Roku TVs in bedrooms, and two 43" Roku TVs in an additional bedroom and the loft — all set up for your favorite streaming services.

The fully equipped kitchen includes all new appliances (replaced in 2024), cookware, dinnerware, and everything you need for home-cooked meals. The nearest grocery option is the Sea Colony Marketplace, just a short bike ride away, with the Bethany Beach boardwalk also close by for dining out.

The home has central air conditioning and heating throughout, with remote-controlled ceiling fans in every bedroom and the dining room — all newly installed in 2024. You will be comfortable year-round.

The home features a new electronic keyless code entry system installed in 2024. You will receive your unique access code prior to arrival, so there is no need to arrange a key exchange.

Yes, a full-size washer and dryer are available in the home for your use — ideal for longer stays or beach days when towels and swimsuits need a refresh.

As a Sea Colony guest you have access to 12 community pools, a world-class tennis facility, a fitness center, playgrounds, and walking/biking paths throughout the resort. The Atlantic beach access is just a short walk from the property — Sea Colony sits directly on the Delaware coastline.

Bethany Beach is known as the "Quiet Resort." Town ordinances include quiet hours after 10PM, leash requirements for dogs on the beach, and seasonal beach badge requirements for ocean access. Please respect both town rules and Sea Colony community guidelines during your stay.

The Sea Colony Marketplace is a short bike ride away for groceries and essentials. For dining, Bethany Beach's boardwalk offers casual seafood, pizza, and ice cream. Local favorites include Mango's Bayside (seafood, ~1 mile), Off the Hook (casual American, ~0.5 miles), and Grotto Pizza (pizza, ~0.5 miles). A full-size grocery store (Food Lion) is approximately 5 minutes by car.
